What We Check During an Interim Inspection

During each inspection, our clerks carefully assess the property, including:

  • General cleanliness and upkeep of each room
  • Any signs of damage, misuse, or neglect
  • Outdoor areas such as gardens, driveways, or shared spaces
  • Meter readings and any visible safety concerns
  • Potential maintenance issues to be reported back to landlords or agents

By addressing issues early, interim inspections help avoid costly repairs and disputes at the end of a tenancy.

Why Interim Inspections Matter

For Landlords: Protect your investment by ensuring tenants are looking after the property.

For Tenants: Reassurance that any maintenance concerns can be addressed before they escalate.

For Agents: Demonstrates a proactive, professional service to clients and reduces disputes.

Interim Inspections FAQs

What is an interim inspection?

An interim inspection is a mid-tenancy visit where an independent clerk checks the condition of the property and reports any concerns to the landlord or agent.

Most landlords and agents arrange an inspection every 3–6 months during a tenancy, depending on the agreement in place.

We usually arrange the inspection with tenants, but they don’t always need to be home. With prior agreement, we can attend using management keys.

A clear, written report with photographs is sent to the landlord or agent. This highlights the property’s condition, any maintenance issues, and any tenant responsibilities that may need attention.

  • Landlords gain peace of mind their property is being cared for.
  • Tenants can raise concerns and get maintenance support sooner.
  • Agents can demonstrate professional, proactive management.
